The 719 Grand Street, an 8,926 square-foot, 6-story new residential building in Brooklyn, MEP designed a comprehensive mechanical, electrical, and plumbing engineering services to meet both current code standards and long-term operational performance. The mechanical design features a combination of heat pump air-conditioning systems with floor-standing units, selected for their compact form and energy-efficient performance. The system also includes a commercial-grade kitchen exhaust setup, utilizing Duraduct ductwork to ensure reliability and code compliance. The electrical design provides a 400A service dedicated to the apartments and an additional 600A capacity allocated for future commercial loads. The layout was carefully coordinated to accommodate HVAC equipment, lighting, appliances, fire protection systems, and other major loads. Each apartment is equipped with an individual hot water heater, supported by an optimized sanitary stack for ease of construction and maintenance. A Stormwater detention tank designed to manage runoff effectively. Together, these integrated systems deliver efficiency, comfort, and resilience while supporting the building’s mixed-use program and sustainability goals.
