This 6,000 square foot, four-story project was engineered with a focus on efficiency, compliance, and constructability. The HVAC system was designed with local thru-wall units, a deliberate choice that anticipates new refrigerant restrictions and the planned New York State phase-out of R-32 refrigerant in the early 2030s. A 2-inch combined domestic water and sprinkler service was provided to achieve cost efficiency while meeting all safety and code requirements. Close coordination with the structural steel allowed every penetration to be detailed in advance, streamlining construction and avoiding field conflicts. To further maximize usable floor space, the service room was carefully planned at just 5 feet 6 inches in width while still accommodating all utilities.
